Brown Lawns at Elevation Often Start With the Sprinkler Arc

A brown rectangle under a south-facing wall in Frisco is usually not a fertilizer mystery. It is a head that never pops, a nozzle that does not match its neighbor, or a runtime that was cut after a wet June and never restored.

Run the zone and watch it, do not trust the controller screen

Stand at the dry patch and run that zone. Look for misting, blocked heads, and arcs that hit stone instead of turf. Afternoon wind on a ridge lot can push spray off the grass even when the clock looks correct.

Photograph the dry area at the same time of day you noticed it. A morning photo of a wet lawn does not explain an afternoon burn.

Elevation shortens the season and punishes bad coverage

There is not a long recovery window after Labor Day. Overseeding a dry strip that never received water wastes seed. Fix the arc first. Then talk about seed, soil, or plant health care if the turf still fails under honest water.

Rocky soils and steep grades in Silverthorne and Breckenridge also hide leaks as wet spots that look like “the system is fine.” A wet bowl next to a dry strip is two findings, not one.

Do not blame the lawn product for a blocked head

Mulch, gravel, and new plantings migrate over heads after a construction season. A rental property with weekend traffic will crush a pop-up that sat a quarter inch too high. Those are mechanical notes, not a reason to change every product on the maintenance calendar.

If you recently added a patio or a hot-tub pad, the throw pattern changed. Recheck before you assume disease.

What to send with a coverage call

Which zone, which side of the house, whether the brown showed up after a system was turned back on, and whether anyone adjusted heads. Leave controller programs you have not opened blank.
